Sacramento county would very much like one of your communities. We have many senior citizens here. The ones we have now are built in a very busy location. Seniors do not want to deal with all the traffic.
The descriptions about the communities on our site and our blog articles are unbiased and based on extensive research, community tours, resident (and non-resident) feedback and a variety of other factors.

I wouldn’t touch The Villages with a 10-foot pole. Gentlemen, is somebody paying you to advertise them? You may be able to get in there for a decent price, but after that, they nickel and dime people to death. I am so glad I didn’t listen to my friends and move there. They’re the ones constantly being henpecked by their nosey neighbors about all kinds of stupid, childish issues — like Christmas lights. C’mon! To be really active there, you have to be very rich or highly in debt to the credit card companies.
3) Finding a place with a low assessment and low taxes won’t be easy but as the Florida Move Guide explains, as a Florida resident if you buy the right home you will qualify for homestead exemptions that will lower your real estate taxes.

I’m sure there are many happy Villages residents, but I hope readers at least consider the warning flags that are written by me and others on this site. I have no personal bone to pick with the Villages, but I do know how it apparently has changed certain people from down-to-earth souls to materialistic, simon-says type robots.
The thing that scares me about any HOA (and an 55+ is indeed an HOA) is that with mismanagement the fees or special assessments can shoot up into the same realm as property taxes on an owned home. Say you’re in a 55+ here that has $300/month common charges (not at all unusual and probably on the low end actually). That’s $3600/year. Then you have your regular taxes (lower, yes, but not non-existent) for an additional $3000/yr. That’s $6600 of inescapable fixed housing expense. For another $2000/yr ($8600) you could instead live in your own SFH in an affordable school district and be able to take the full $8600 as an income tax deduction. You can’t deduct HOA common charges or special assessments.
Another LIer here, so I know exactly what the previous poster is talking about. The problem is that on LI we have NO 55+ communities with detached SFHs… they are all attached condo style and that’s something I know I could never stand. I did it twice in my life and hated every minutes of it and that was when I was much younger and more “resilient”, LOL
There are various types of retirement communities older adults can choose from, and new types of retirement communities are being developed as the population ages. Examples of retirement community types include:

The more amenities, the higher the HOA fees. It’s pretty common in the southern Delaware beach communities for HOA fees to be over $500 per year, Sperl-Bell says, especially if there’s a clubhouse, landscaping services, a pool and more.

Del Webb Naples made the list this year as number 20 because it has seen a huge rise in popularity due to its new 36,000 square-foot clubhouse and extensive amenities. In addition Del Webb Sweetgrass in Texas made the list this year as number 22 for its large clubhouse, affordable new homes, and ideal location.

In Ocala, Country Town Village is nice. It’s not 55+, but the few kids are well-behaved. Nice to move the grand kids close. Lot rent is only $235. No HOA. Quiet neighbors, safe, in town, really close to medical complexes. Not a lot of amenities other than a pool, but it’s a nice, quiet place. It’s close to shopping, airport and recreation.
We live in a typical big city neighborhood. We like being within 15 min. of our doctor and hospital emergency room, which saved my DH’s life when he had a stroke at 50. If it had taken a couple hours to get to the ER he’d be a vegetable instead of someone who works (hard) in the garden and does an 3-hr yoga session every day.
My husband & I are just starting our on-line sojourn for the best place to relocate. The most frustrating thing for me right now is that few places note whether or not they are dog/pet friendly. This is really frustrating because I can’t eliminate the ones that are not without calling them.

so the above reasons are a few of the reasons that I don’t want to be surrounded by just people my age…I love a variety of ages and interests. Nothing makes me smile more than opening my kitchen door now and hearing the children next door playing in their back yard…..I just listen..I don’t have to clean up after them or diaper them etc so I can truly enjoy….
Sushipup – can I ask where exactly you moved to? I am looking for new construction closer to Philadelphia without actually being in Philadelphia county. I have looked at 55+ communities with SFH near Lancaster, but if I need a hospital, I’m headed to UPENN.
