Hi Blanche, most communities that have amenities have monthly fees to keep it up. These fees also cover cares like mowing your lawn, raking your leaves, landscaping, etc. Some fees are less than others. Where exactly are you looking?

We would love to rent in a 55+ community for a winter or two before deciding where we would actually like to purchase a place; however, rentals are hard to find. Being from Michigan, we have no idea what area would meet our expectations. Can you suggest how we would go about finding rentals in these communities?
As for HOA communities, the reality is that most of those “rules” are for the greater benefit of the community and to preserve the value of the homes for buyers. No one wants to live next to the guy who keeps old car parts out on the driveway, or the lady who thinks two dozen pink plastic flamingos plus all of Snow White’s seven dwarfs and a small army of garden gnomes makes for a lovely front lawn, or the folks who think that old Barcalounger looks just fine in the yard. No one wants to live with an incessantly barking dog, or one that roams the neighborhood and pees and poops all over other people’s property.

Wow! Del Webb Sun City Anthen in NV isn’t even in the top 55! What happened to them? I have visited friends who live in Sun City Hilton Head several times and I have owned a beautiful home in Anthem for 20 years with gorgeous views, very affordable prices, low taxes, low crime rates, state of the art gyms, great climate, low annual dues, VERY active clubhouses, with over 150 club charters. I would never even compare the two as having the same amenities. I really would like to know more about what your panel was looking for in judging the communities. I must be way in the dark about something I’m missing here
