Age-targeted communities are not governed by any age-related rules or regulations. They simply market to older adults. Since age-targeted communities don’t have the Housing for Older Persons Act exemption, they cannot legally discriminate against people with young children. Also, it’s important to note that, under the Fair Housing Act, no housing community can discriminate on the basis of handicap or disability.
Retirement communities are an attractive option for older home buyers, and for a good reason. These communities offer a broad range of choices (the more expensive the community, the more it generally has to offer), all of which are designed to make retirement more attractive, healthier and more enjoyable than it would be if you were to buy and live in the average neighborhood. Quite often 55 and older housing offers amenities that other places might not have much like living in a hotel.
When one is investigating facilities, multiple visits should be considered mandatory. We always visited for at least one meal to see what it was like. At MIL’s facility we actually went for three meals (two with her) so had a very good idea of what it would be like for her.
A non-age-restricted community may be a better option. You may be most excited about the amenities an age-restricted community could offer – whether it’s landscaping and maintenance or a clubhouse with regular social activities. But don’t narrow your search to exclusively age-restricted communities if that’s not a true deal-breaker for you.

The amenities of OTOW and Valencia Lakes need updating. There are more pickleball courts on these as I remember from my visit.. Unless you are politically/socially conservative, forget Ocala, Lady Lake, Sumter, etc. There is simply no tolerance for liberal points of view. I lived in the villages for 5 years and fled. Be extremely careful of moving to Central florida if you have health issues. Health care in the area isn’t even substandard; it’s third world. Right now, trying to find a place in Tampa Bay close to good health care, culture, and reasonably priced. May be too much to ask. we may end up just buying a house in a community. Any suggestions?
